Avenor identified the East Walker Street project as an off-market development opportunity in its own capacity. Having worked with listed Singaporean investor, Oxley Holdings, on the tender for the White Bay Innovation Precinct, Avenor introduced Oxley to the East Walker Street opportunity as a prospective investment partner.
Oxley and Avenor entered a holistic Development Agreement under which Avenor autonomously drove the entire project. Avenor identified that the fragmented 3 storey walk up unit blocks could together form the largest high density residential site in the North Sydney CBD, 200m from the Victoria Cross Metro Station. Avenor managed the capital, amalgamation and acquisition, planning, design, consultant procurements, stakeholder agreement, feasibility and financial modelling, investment and asset management, marketing and sale.
Through careful community consultation to identify key urban design drivers, and subsequent stakeholder management with local and state government, Avenor secured planning approval to increase the height limit from 3 storeys to 30 storeys.
The design showcases best-in-class contemporary apartment living with panoramic views of Sydney Harbour and the Sydney Opera House. Avenor tailored the project plan and transaction structure to maintain flexibility for our client, which allowed the strategic divestment of the asset prior to construction in light of residential market and debt market forecasts.
