As the originator behind the landmark $1.5bn Atlassian tower and the Tech Central precinct, Avenor presented its tried and tested tenant-led fund-through structure and its tech precinct experience to the Atlassian Founders. This watershed moment led to creating the Sydney Tech & Innovation Precinct.

Avenor tailored its services as Atlassian’s whole-of-project development firm, driving development from first concept initiation through acquisition, planning, design and contractor procurement to packaged fund through sale.

Having canvassed the market for prospective sites, Avenor leveraged its previous expertise in Tech & Innovation Precincts to identify Central Station and the YHA property as the optimal location to meet the needs of Atlassian and the tech industry from an investment, operation and strategic perspective.

Securing the property under option in 2016, Avenor worked with Atlassian, YHA Australia and the NSW Government to bring this exciting precinct to life. Avenor navigated complex heritage and planning constraints to obtain approval to increase the height from 7.5m to 200m, allowing a development of a 75,000sqm tower which will become Atlassian’s headquarters, anchoring Sydney’s emerging Tech Central precinct.

Avenor ran a global design competition which focussed on world-leading ESG principles. Now, as the world’s tallest hybrid timber building, the building will have just half the embodied carbon of a conventional equivalent, and climate engineered natural ventilation systems which reduce both operating emissions and operating costs.
